Another point is that your end buyer is almost certainly planning to pay the seller's closing costs, so they don't come out of the wholesaler's pocket (the end buyer is assuming the contract which stipulates that s/he is paying the seller's costs).

If one investor could drop 100m on a deal they have the weight to add stipulations or amendments to the syndication deal vs a Mom & Pop with $50k to invest.
