The neighborhood is not zoned for short-term rental, and one of the neighbors would be delighted to report the abuse of the law. 

The rental market is strong due to a couple of factors.  1) Both Duquesne University and University of Pittsburgh are right across the river, making walking (for Duquesne students) and a bus ride (for Pitt students) an easy commute.  2)  The majority of Pittsburgh nightlife is in the Southside so it makes it desirable for the younger crowd. 3) You can walk to Downtown so it makes it an easy commute (why I lived there) to many of the big offices in the city.I will say that lately crime has been up a bit in the area which is a downside.  

.: Your lease agreement should clearly state that the Tenant is responsible for any repairs due to neglect or abuse.

I would not tell the tenant you intend to do this because they may choose to abuse it.

Don't abuse them, the long term play should be to get commercial financing via a bank.

It comes out great as long as the tile is in good condition, and holds up extremely well to abuse.

sounds like they are just going to use and abuse you.. pretty common.. study for your real estate license if your not yet 18 then not much you can do.get your license and then hire on to a big team.. they will share revenue with the entire team.. you actually learn the trade.. other than Hey go pound on doors bring me a deal so I can make 50k and I will be so kind as to give you 1k for all your work.. this is one thing that irks me at REIAs all these folks coming off like they are mentors when in fact they are just looking for free help and could really care less about your long term success.
