What I'm seeing is that folks that had bigger vacations booked elsewhere are still vacationing...they're just vacationing smarter and going to a driving destination.

I know it is a popular tourist destination and potentially thought it may be more lucrative than doing conventional long term rentals.

In my opinion, if you are not within a 3 to 4 block radius of a major hospital, or a prime destination spot people visit for longer than 30 days, it may not be worth switching over.

Then you can put in other cities and do the same thing by moving map around the area.This is not the end all and definitely other analysis to so, but it will give you an idea of what' out there in various cities and destinations.  

@Daniella Lamis I'm partial to Orlando for many obvious reasons (year round great climate, huge area growth, #1 vacation destination worldwide, theme parks, close to beaches, awesome airport/transporation, close to several cruise ports etc...) there are variable that you will need to understand to make the most of your cash flow, but we've got it all.
