Your questions is like " why should i get exited to buy a car" ... too generic ..Having said that ... its really doesnt matter where you buy/sell.. as long as you know the economic behavior of that location and price properties accordingly. ..Real estate is very local (down to Zip code level) ...

There are generic lease forms available online but I would stay away from them as the local/state ones have wording that addresses specific laws in your area and the local courts are familiar with them should you ever have any legal issues.

I was offered a 3.3% refi, but it would cost over 6K.I guess it could be a more generic question: if you buy a property with a conventional mortgage ( ie 20% down), at what point does incurring new closing costs make sense?
