What are you using to market your rentals?

Hi, Joe here in Minnesota. 

What are you using to manage your leads? I have been using Facebook a lot lately by posting in local for sale groups. The things I don't like is managing the listing in all those groups. For example: if you post it in say 10 different groups and then want to change the ad you have to go to each group and manually change it or delete and create a new ad. Then you get tons of messages and replies on the adds. Most of the replies are something like "is this available?" I use Buildium and I just tried setting up a listing on my website but the message interface sucks. The last FB multi group I did was very simple Bedrooms/ bath/ rent/ availability and photos on the add and a link to my website. The only thing I put in the body of the add was "direct all inquiry's to my website". Of coarse I got 30 messages anyway. Maybe it's a good way to weed out people who can't follow simple instructions? I like zillow's platform and how the messages come in and you can reply directly if you want. I don't like that they took out the option for renters to create their renter profile. I still get good leads on Craigslist also. 

So what do you use?

What is your process for screening? 

Sometimes If I have multiple leads and I call one and they are less qualified I tell them I will be calling all leads and getting back to the most qualified to set up showings.
