You MUST cut out all wet areas, dry completely, and then treat with an anti-microbial chemical.

Engelo,I agree that a Pro account is a 100% must, however I would also say it is a little harsh to say you SUCK if you don't upgrade.

Find a contractor who can do the wood replacement and get a couple of quotes if you need chemical treatment or tenting of the property.

I say some because at the end of the day despite all the contracts in the world, emotions might seep in and maybe one friend will want out and then you have to make the harsh decision as to whether they should honor the contract (business is business) or honor the friendship.
