That is your real estate agent, general contractor, designer, architect, title company, hard money lender, property manager, etc.

I've just subdivided my backyard to build two townhouses, should be breaking ground in September, and have been working extensively with a great architect and engineer in the process, so have learned a lot.

LizThere are many questions to sub-division but one of the most important things I recommend for you is to have a competent architect,   but not only that a architect who is competent in what in what you are specifically building such as residential, retail, restaurant etc.

If you can not avoid the flood zone, discuss with your Architect/Engineer, what features or construction options that can lower the cost of the eventual flood policy (elevating the house, break away panels, etc.)

Pre-BUILDING STEPS- permission from the planning and zoning desk- topographic map from a civil engineer- Building plans and elevations from an architect - Site plans from Civil Engineer.

I also have an architect I use who can look into the feasibility of the lot too for you. 

I've gone to a couple of meetups but so far no luck meeting anyone like me.My Experience:- Own my own renovated condo- Renovated a successful luxury Airbnb (Gutted an existing home, added, sqft & pool, now one of the top performing STR in the area)- Broken ground on a future STR/showcase home (already have interest from design publications to follow along)- In the middle of a 2000sqft flip- Design stages with an architect on a luxury spec home in the desert (land bought, topos done)With the success of the current Airbnb and designs for upcoming houses, I have decent access to capital but obviously would want a partner who also has their own capital pipeline.I love all aspects of real estate, but it's rooted in design and the end-user experience.
