Costs & Tips for Land Development
I'm a local realtor and own a few rental properties. I've noticed some large pieces of land for sale recently that I'd love to be able to purchase and subdivide. I have no experience in it, so I'd like to start getting educated in how others got their feet wet in land development.
What industry contacts should I have in line before jumping in? Costs for impact studies, surveys, etc?
Any and all expertise is welcomed!

@Liz Forrester I don't know @Michael Jacobs at all, but unless he is just willing to help you out of the goodness of his heart, his offer doesn't make sense.
An experienced and successful developer would not sell his time for $200 per hour if he had P&L on large developments.
I feel that's similar to seminars you can buy on "Guaranteed Ways to Beat the Stock Market" for only $499. If they can beat the stock market, they certainly aren't going to bother teaching you for $499.
