Does anyone have a short term rental in Crystal Rivers?

Selling before you buy is definitely going to make it easier for you but as far as timing the next purchase, no one has a crystal ball as to what housing prices and interest rates are going to do.

No one has a perfect crystal ball.

Don't use guru lingo, talking about ARVs and the 50/2% rule, say it in english, if you are not crystal clear and forthright you're wasting your time.

I have seen the effect of appreciation because of the major increase in property from 2010 to now and wish we would've bought a condo back then but I didn't have a crystal ball.My other question is whether to purchase a SFH for our personal home since I feel like i'm throwing away good money on rent every month (3300.00 a month!)

As @Crystal Smith said, first make sure how much you can get preapproved for VA loan.

Or at the least requires crystal ball because I'm telling you, EVERYONE on those niche lists with equity is getting mailed to by someone.Absentee Lists just happen to be the most motivation rich lists there are.

@Ken BreezeI think another key to successful investing is persistence...... its not always going to be smooth sailing, and you need to be able to overcome this and push forward.Finding rising markets, no one has a crystal ball, however many may jump in prior to the market actually rising, this is higher risk.
