Direct mail is REALLY good... word of advice though.. everyone starts with the absentee owners list from listsource... that demographic is saturated.. dig deep.. target leads that require work.. that 9 out of 10 other wholesalers aren't doing.. thats what im in the process of doing now... and i've seen how it worked out from the results from my last mailer.

Basically the housing market in Houston or anywhere in Texas is either saturated with lots of competition or for a very low price where you can get a mobile house (which its a no go).

Majority 9 out 10 homes are investor owners, this is a bit troubling as the market is simply over saturated, this does not mean this is a bad home, if managed well and you do your due diligence eon placing a tenant I think you will have someone of the long term, that can be a good ambassador of your home.
