If you feel they're being too harsh, think about their intent.

Luckily my brother wrote the North American operations manual for both the Air Force and Army for Nuclear, Biological and Chemical war fare.  

I'm a chemical engineer by day and looking to be a real estate investor by night.

A successful close and the investor although congratulated by most came to BP with full details and shared...and ...well ...envy can harshly effect some more then others.  

On residential property this has become rarer as many states have introduced restrictions and limitations on contracts for deed as well as instituted harsh penalties for violations.  

I don't know the arragement you have with your family friend, but if you don't bring cash to the table, it is going to take A LOT of successful flips to keep you housed, fed, and clothed, unless your friend wants to run a charity.I have a full-time mechanical engineering job in a chemical plant.
