Anyway, after weeks of prior time and a lot of effort to get her credit scores re-scored and other issues cleaned up, and weeks of listening to her realtor, like a yapping yorkie constantly asking for an update,  I finally had her ready to go shopping for a home.I made it 100%, Neon Flashing Sign clear to her realtor that we need $9000 in seller concession to pay closing costs on whatever she purchases with a MAX sales price of $298,000.Okay Ms.

I have a Seller that wants to wash his hands with NC and move back to MS. 

Might be worth getting with some RMLO there in MS where you live, and talking to them about maybe steering the leads over to them to get qualified. 

I have s super MS Access database I developed for managing direct mail, but like every software that is powerful there is effort and time involved to set it up and get it to work.I am always willing to help investors for free if they are serious about making business work.

I will be doing this for about a month or so before I move on to the next area.I also would like to mention I have a Mac Book Pro that I use and it has MS Office installed on it also.Any assistance you can give me is greatly appreciated.Shawn
