Do you have any insight on other inner-ring suburbs?

Pistons, rings, bearings and the top end.

Depending on who is paying water and sewer at your rental and whether or not you are self-managing I think that it is very possible for you be be negative or barely positive at that price to rent ratio in some inner ring suburbs.

I'm hoping the local REIA (the RING) starts back up again soon, but in the meantime I'd love to have coffee with anyone else who's up for it, especially now that I'm fully vaccinated (woohoo!). 

The main reason I would do that is because BFD is effectively the same thing as subect-to,  but more familiar to conventional business practitioners like attorney's, title companies and some real estate agents.We had a guest speaker on the topic of doing subject-to deals at The RING from New Orleans who uses David Birdsong. 

There was an O ring for the RPZ Back flow that was damaged and leaking so I let the tenant know that I would order and be back to install this week.

If you want to invest in multifamily, I recommend you rub elbows with champions at your local real estate investor association (REIA).
