the first reason is i like to see what they are delinquent with. if it is a student loan or a CC bill that is one thing but if it is repeated car note issues, i pass. a tenant will choose paying the car before the rent every time.

Those are the standards I use for my B neighborhood rentals.Buying in C- neighborhoods is tough but a lot of investors in Columbus are doing it because you can get great cash flow and expect the neighborhood to appreciate to a C/C+ over time due to the population and job growth in the city.I would recommend looking into section 8 and VOA programs.Also, note that you are going to have to pay tenants 5% interest yearly on any security deposit that you collect over 1 months rent.

I seem to remember charging a fee for a CC transaction is not legal in some jurisdictions.I accept both cash and money orders from my tenants, if that is how they choose to pay.
