The fact that its right next door to another building doing just that though might mean you're in some sort of multi-use area so that may not be a big deal.I think the first step would be to just call the village and see what they say.

I would beg the differ on your statement that cbus is a depressed market. look at german village, victorian village, OTE is blowing up, brewery district, short north, campus, downtown ect ect.
