Villa Park/Barnum

Hi everyone!

I wanted to get some feedback as to your thoughts on the Villa Park neighborhood in Denver (zip code 80204). I am considering investing in this area as I feel that the Highlands and  the Sloans Lake hype and home prices will start to spread south towards Villa Park. I have seen a bit of gentrification in Villa Park recently but I wanted to get your opinion. Do you think it will begin to gentrify? I know we don't have that real estate crystal ball unfortunately LOL but I would appreciate any feedback on this.

I've been pointing retail buyers to Villa Park for about 3 years now, and know investors who have been solid on anything down to Alameda for longer than that.  The location is fantastic and the people who bought in early are seeing the boon from new development both commercial and residential.  The city has put a lot of money into West Colfax as well.  When I saw that Starbucks is moving in, I knew everyone else would start paying attention.  I believe it has room to grow for all the reasons mentioned above. For those who want to stay further ahead of the curve it's definitely time to go south of the gulch and further.
