Obviously this is more costly than what anyone has to do in this forum but I obviously am more restricted based on my location.I'm fairly confident that I've bought with a reputable person but my worst nightmare is that I've bought in an undesirable area and can't rent it out or worse of all they trash the place.

We do take downs and ground fighting from stand up and I am 5 foot 9 and 206 pounds and I am going against guys 6 foot 4 and 290 and let me tell you I am strong but even with proper technique they are a load to get off of me before I can do the stand up.
