I’m not naive, but this just seemed like a blatant bait and switch.To be fair, I have bought a couple of other courses from Rob in the past and found them to be good (Probate and Handwritten Postcards), but the advertising for this webinar was just so misrepresentative I felt other investors should know about it.

Getting the perfect combination of the Targeted List (e.g. absentee owners, free & clear sellers, NODs, etc), with the right message (words that get the seller to call), with the right media (postcard, yellow letter, check letter) is super important.

(ie, some areas are virtually guaranteed to perc, whereas others may not be such a sure thing)2) Do people identify the parcel on the letter/postcard that goes out, so that when the seller calls in or visits the website, they have the pertinent identification info handy?

I called one once trying to tell the guy he was sending me postcards for the wrong addresses, trying to save the guy money and check his mail merge or whatever, and the foreign VA was just rude and short with me.

I wouldn't put anything in your ad to screen people out, unless it's a letter or postcard, in which case you have more space and can slip in a sentence saying something like, "I'm not going to give you some ridiculous lowball offer like the We Buy Houses guys will.

@Ehsan Rishat honestly we do very few mailers and they are more hand written letters than a post card mailer.
