Hi everyone, last night I spent an hour watching Rob Swanson’s

Masterclass: The One Call Close

Learn the One Call Close and close more seller leads into profit.watching Rob Swanson’s webinar called:

Although I know that normally the guru’s try and pull you in with a promise of  a free something in order to get your time/attention to have the opportunity to sell you something too, I was truly stunned and amazed that Rob blatantly seems to promise he’ll reveal on the webinar the exact steps to do the one call close, then never delivers anything other than a sales pitch on how to buy his $997 system!  I’m not naive, but this just seemed like a blatant bait and switch.

To be fair, I have bought a couple of other courses from Rob in the past and found them to be good (Probate and Handwritten Postcards), but the advertising for this webinar was just so misrepresentative I felt other investors should know about it. Take a look at the initial email invite sent out by Rob and tell me if you’d also expect him to at least reveal the Step by step on how to do the one call close as payback for sitting in on his webinar.

Am I making a big deal out of nothing, or does this seem like a reasonable expectation based upon his webinar invite?

I usually don’t bother to write reviews or make a big deal out of anything, but I’m angry I wasted an hour of my time and didn’t get what I felt was promised at the end.  Here’s his ad.  Please tell me what you think:

No time for a lengthy response right now, but may come back later and do so.  From first hand experience Rob Swanson is the real deal.  Ive been in this game for 15 years or so, and his strategies are current market, novel, and effective.  I just got back from his mastermind in Denver this past weekend and am currently implementing new strategies learned.  Im probably one of the most critical people on the planet when it comes to real estate "gurus", but I will stake my reputation on that Rob is very much the real deal.  *not affiliated with him, just respect him.

I would like to just add a few things for the FWIW files.

Having been around this industry all my life I have seen most of the coachs and Know many personally

Dave Del Dotto owns some really cool winery  in Napa and one happens to be across the street from my house ( I have since sold and moved) So I have shared a glass or two with him over the years as he regaled me in the start up phase of teaching real estate on TV etc etc.

I have funded deals for most every trainers students as I fund in about 20 some states.. From Montalongo Rich dad

Vertucci  you name it..

and I have been to many of the bus tours and 3 to 5 day 40k seminars as an invited guest or introduced as that private lender that they have in their pocket.. so I was there to edify and help the trainers or gurus which I did. To the tune of over 3,000 fundings for these students.

And  make no mistake this is a HUGE money business this training business far more money in it that most real estate investing.  Unless you can do 400 deals in 5 days in one city that's what these guys do.. now granted cost to put those butts in the seats is quite high with your infomercials and the entire production that goes on.. However suffice to say these are some of the highest paid people in the US that are not actors or hedge fund managers :)

But what I have found missing in virtually all these events I have sit through all these years.. is HOW TO SELL.

they all teach the nuts and bolts.. but I don't see any focus on how to actually sell. And if the students are going to work at wholesaling and I wont get into the legalities of it as I believe many totally break the RE brokerage laws. However its a sales job and if you don't get taught how to qualify present and close. no manner of money or training is going to help you succeed. So to me I would spend 1k on sales training first and foremost.. its no mystery how the leads are gotten. IE direct mail , SEO  networking  Door hangers ( which is what my dad did in the 60's)  driving for dollars , Bandit signs.

So if someone is willing to spend their time and teach you sales technique above all else then I think that has value.

And or I think anyone who wants to do this should go work for a CAR dealer first as your incubator.. you will learn how to sell and or you will learn your no good at it and should not waste your time and or like here in Vegas get your real estate license and sell time shares. you will learn the art.

so that's just some Tuesday morning ramblings from the Peanut Gallery.. and I don't know Rob Personally and had really never heard of him.. But there are many trainers out there I have never heard about.

LOL, Ok, I'll bite for fun.  No, really.  This could be helpful to many.

The "dislike" of coaches because of their business model and the suggestion that people coach because they are on their last straw and need someone to give them money may happen -- however, there are people in the world (me being one) who really enjoy teaching and watching a students lightbulb go on.  KEEP READING

The idea of leaving a "main hourly gig" for a "lesser paid side hourly gig" is a funny scenario, but is flawed in your understanding of (at least) my business / business model if you're suggesting it should be applied to me.  I don't get paid hourly...FOR ANYTHING I DO.  Haven't for years.  I refuse to trade dollars for hours.

HUMILITY: I can accept the comment above that I should have said to the original poster, "Thank you for letting me know how you felt...without that insight, I can't improve."  It would have been better to lead with that.  I failed the very customer service rule I require my team to follow when responding to support requests.  Dang it.

Now, back to the "main gig" / "side gig" issue of why would I teach if I can just go do.  That's probably one of the main misunderstandings many people have when it comes to trainers, coaches, etc.

I run a (1) real estate investing business in multiple states (2) a software company for real estate investors - which was basis for this training and (3) a real estate investing training company / franchise - which we franchised a little over a year ago.

So given that, I have a question should I just "do deals" because they're profitable or should I run my business and life like a businessman, creating different sustainable businesses with multiple channels of revenue and opportunity?

To answer that question, consider that my real estate investor training company and the audience and exposure I created as a result of it directly lead to my first $10,000,000 real estate fund in 2008.  Sure, I could "just do deals", but I would have missed a lot of opportunity.

Last year my team closed over 172+ deals in our corporate markets and over 250+ deals franchise wide.  I have a COO / Business Partner running operations and a team of nearly 20 great people.

I've been a full-time real estate investor for nearly 20 years and have done deals in over 20+ states and 30+ cities across the country, personally.  This isn't a main gig / side gig ping pong.I figure:

(1) if I love to teach, a lot of people tell me I'm good at it and I'm at a place in life that I can do what I love to do - I should do that and

(2) if I can teach you to be successful (with my "secret sauce", you'll probably "be around in my world" for a long time, that relationship might spawn opportunity, and you might possibly even use my software for years to come.

I have a saying that goes like this: "I can teach it to you, I can't understand it for you."  That said, when I hear that someone doesn't "understand", I do take responsibility to ask what I can learn from that and search for ways to improve in my delivery.

Bottom line is this: You can dislike coaches, you can even dislike me, but (in my opinion) both are short-sighted.  If you think I teach because I can't do...well, you don't know me, my business, or my gifts.

Very well stated,  and you have, at least for me, summed up quite nicely why many good instructors / coaches do what they do.  From real-estate to tennis to day-trading.  Thanks for coming back with that and not snapping his face off...which is what I thought may have happened when I started reading your response.

My question regarding the training is this.  If the method is so effective, and produces such a profitable result,  why is the coach spending his time doing anything other than practicing what he has been teaching?In fairness, my distrust of "coaches" is not derived from any conversation I have had with any, but solely on the premise of their business model.  My rationale is this:

KFC will sell its "Secret Recipe" when no one is buying their chicken.

i will expand on that.... Some people/ entrepreneurs will work side gigs for additional income after they have exhausted all available, and profitable hours that can be devoted to their primary gig.  Primary gig keeps the lights on...aka pays more. But No one, and I mean no one, nurtures a new business venture with the intention of exchanging more profitable "primary gig hours for less profitable "side gig" hours.   Imagine taking unpaid time off from your lucrative day job so you could work at Wendy's...     If you are thinking that I was equating Wendy's to coaching...nope, Wendy's is the opposite of coaching in my example.The response from the coach on this one, i find a bit odd.  He is doing a great job of explaining his position justifying his stance, but seems to be blaming you for not implementing what he has taught.  I believe that taking some of the responsibility for not impressing upon you the importance of following his direction to the "T" would display humility and, at least from my perspective, give me more confidence that he is constantly trying to improve on the product which he is selling.In fairness to the coach however, did you take notes? Did you attempt the method enough times to be comfortable with overcoming any objections you may be presented with?  While humility is important in sales, so is confidence ie... you have to believe in what your selling. Ask yourself honestly, were you confident in your delivery?

Hey Matt, I'm sorry you left feeling that way.That is the exact opposite from most of the feedback through the chat and questions from people that attended the training.Let's tackle your frustrations:1 - The $15K Question:  On the training, you listened to one of my live sales conversations where my lead acquisitions guy asked the question multiple times.  I pointed that out.  It's possible that because you couldn't "rewind" the video that you didn't remember hearing it.2 - The 2-Part Intro: I broke this down on the training and showed you how it's (a) Who You Are and (b) Why You're Calling.  It's simple.  No one does it right and they get hung up on.  3 - The 2-Condition Close: I showed you on the training that the 2-condition close is "Mr. Seller, I can agree to this price on 2 conditions.  Does that work for you?" - Lay out the conditions and get a "pre-buy in" on your offer.4 - I showed you screenshots of my lead campaigns, how I generated the leads, results from the campaigns, and how the leads were organized...I'm totally confused as to how you would miss this.5 - I went through an step by step list filtering demonstration and showed you how to get different leads than most people.  I showed you how to scrub the leads and laser focus on the most likely prospects.  Again, I don't understand how you could miss that.  (I've attached a screenshot here of one of the slides from that training section)So Matt, I apologize that you felt like you didn't get the value you had hoped.The majority of the feedback from people that have attended, has been exactly the opposite.  Best of luck to you...(see screenshot as noted below).
