On the other hand the pricing is getting pushed down due to Airbnb suggested pricing algorithms, high competition, stringent permitting regulations, harsh penalties.

I think self-managing is a great way to start, learn, and build your real estate investor resume but you need to ensure that you are comfortable spending the time and have the desire to learn to do it right, because there are a ton of legal requirements and harsh ramifications for doing something incorrectly.

If the storage tenant kept dangerous chemicals, explosives, etc. there you, of course, will have significant liability particularly if you do this in violation of law.

By the by, I probably come across as harsh and I don't mean to.

The cost of this will not only be filling the pool, but the constant maintenance (treating it with chemicals and possibly having it cleaned) and increase in insurance.
