So instead of putting myself in that problem again I now will make a 15 month or 16 month lease to get me back to an April move out date because the weather is better and people are more likely to move then. 

Except, for a clearly written termination clause, which clearly states that any violation of the clauses will result in termination of the rental contract which is grounds for an eviction.Second, for a "breach of the contract" eviction, the lease can state that the move out date be a set amount of time before you can start the eviction process.

Rent/price ratio is still a great way to analyze a lot of deals quickly, but it is outdated and does not guaruntee cash flow.

You cannot comp a super outdated 70s interior with a completely renovated and modernized property.

Do the math its not bad by my standards...we never even touched the outdated bathrooms.There are plenty of these gems here in midland/Odessa.

Best, Brandon  I would disagree with this - "local lender" in my view is outdated, in the age of the internet and websites like BiggerPockets that offer nationwide lender information at your fingertips, the best course of action is shopping among all the lenders nationwide rather than boxing yourself in to whoever happens to have a brick and mortar shop in your local market

And we're thinking, from an investor's perspective, what kind of improvements would give us the most bang for our buck.The house is actually in a pretty good shape just has a bit outdated style (see photos attached).
