Roofstock analysis vs 1% (or 2%) rule
I started looking into real estate investing by hearing about roofstock to find properties. Included in their website are some analytics, looking at a few it seems they predict positive cash flows with properties that are sub 1% rule. I am wondering if anyone here has done a deep dive on their algorithms / tools to see how reliable they actually are (after all the 1% is a rule of thumb, right?).
