Navarre is not as "over-discovered" by investors and tourist yet, but will be.

I made the tough decision of buying a less than desirable property in a up and coming area of one our tourist districts.  

It is full of tourists, the #2 destination in the U.S. for weddings.

Then do it by comps.We live in Charlottesville,  which is an upscale destination for wine tours, UVA alumni reunions, weddings, and tourists visiting the local history.   

You could talk about Phoenix or anywhere else in Arizona but I consider them vegas without the shows, the restaurants, the gambling, the tourists, the excitement, and they tack on state income tax.

I’ve been coming across some condos in tourist type areas that you can purchase as a condo but can be put on a rental program to be rented out when it’s not being used by the owner.

Scenario: 2 deeded properties that abut one another that share a driveway with a 14 car parking lot (the parking lot is split in the middle, but the driveway is now considered a right of way.)  8 - units, can rent seasonally as it's located in a tourist town for beach rentals. 

On my trip I have learned that although they are welcoming tourist back because the demand for income is high they are not fully functioning. 

Thinking about doing short term rentals to capitalize on the tourist industry in austin.  

My plan is to convert the upper half into four 2BR rental units, rent them furnished/utilities/internet included to students on a 9month lease, then airbnb them to tourists & faculty in Jun, Jul & Aug.
