Not all listings will have an OM but most will.Find an OM that you like, and use that as a template for how you will present your future deals to investors. 

I clicked on the thread to suggest you go to loopnet, find some commercial properties for sale in your area, download their OM, and use that OM as a template for your offering.But after reviewing your layout, I think you have everything covered.

A bank will count all your debts as your own because in the event of default they omly have you as a guarantor.

I have a 29 unit in SC (built in 1990) and can keep the costs pretty low...no amenities, owner utilities or staff.Appraiser - used $3,100/unit (included $250 cap ex)OM - used $2,400 (no cap ex)Me - $3,100 (cap ex $300, R&M $550, management $560 (8%), taxes $1,000, insurance $335, trash $85, pest control $36, landscaping $137, cushion $100).  

I am going to look at a few om Saturday that are an inheritance deal, but is the market worth the drive?

Could also use same taxes as 2022 with a 2% increase and see if you are close om getting to the asking price.

Make sure to download, read and study the OM thoroughly so you can engage and ask intelligent informed questions when you reach out to the brokers.
