It has a tongue and groove screened in porch that is in good condition except for some significant wood rot at the junction where the porch joins the landing to the steps.

By timer light, I actually meant the lights where you rotate the knob and it's on for 30 minutes, then it ticks down and automatically shuts off in 30 minutes, like a hot tub or sauna.At anyrate, LED lights are definitely a good option since they're stupid cheap to run for long term.

I'm thinking it's similar to college student housing in some ways but a little different.Not sure how to vet the organization,players,and situation.Players may be rotating thru housing as some will be permanent and some temporary.Any advice would be appreciated.

On your question, in my opinion, you are better off using the excess revenues you had planned to rotate across your portfolio each month on one property and get it paid off completely.

I've turned off the water shut off valves in each unit to verify it is indeed from the meters to the shut off's and it's still spinning (takes about 6 seconds to make one full rotation on the meter.

I am a carpenter so I have a lift but I bought mine used from a rental place and home depot will also sell theirs if they are rotating through their equipment.
