That is a large range but it all depends on the extent of asbestos and how much remediation is required.Considering these estimates, the $25,000 deduction you've negotiated might not cover all necessary repairs, especially if extensive work is needed for rewiring and potential asbestos abatement.

There are possible legal remedies but they would much longer than the 26 days. 

They also are now saying they didn't get to the remediation part until May 31 because the tenants started the remediation.

I am debating whether to let my general contractor handle the remediation or hire a licensed mold remediation company.
