Notice to Vacate and Eviction Process for Tenant/Roommate - Househacking Landlord

Hello BP,

I am househacking my home and have rented out a room to a tenant on a 6 month lease with a lease agreement. The tenant has not paid Jan or Feb rent. After a series of excuses and delays, they are saying their bank transfer is coming through Monday and can send me payment then. Rent is due the first of every month. I am located in Dallas, TX. I am thinking to give it till Monday to see if payment is received and if not, personally deliver a Notice to Vacate letter to have them move out within a week. I am told that if the tenant does not comply with that timeframe, the eviction process can begin. 

What are my rights and responsibilities in this situation as a landlord renting out a room in my primary residence? What are some specifics I need to be aware of? I've read up on Landlord/Tenant  law on Texas State Law library government website but seems those laws are geared towards landlords with full unit rentals.

You need to post notice TODAY. If they pay Monday, ok no biggie. BUT now they have to pay Jan AND Feb. Probably NOT going to happen. Get started on the eviction now.

Contact a local attorney but give notice today. The attorney will pick up where you left off. I would have started this on Jan. 10th. If they pay on Jan 12 or Jan 13, they at least know that you are not playing around. If they dont pay, you have everything already in motion.
