So 6 bedroom @ 400 = 2400/240000 = 1% (Note this is the landlord paying for utilities - so may not be an apples to apples comparison with US counterparts that are getting 1% in rents with tenants paying utilities).

Commercial property owners don’t NEED a wholesaler to find them a buyer because (1) the lower end of the segment and the high rehab need commercial properties have not been abandoned by real estate brokers the way their residential counterparts have (2) commercial property owners are usually at least somewhat sophisticated and don’t need the “knowledge “ of a wholesaler to help them complete a transaction.This is NOT always true, as I have witnesses a very competent and aggressive wholesaler involve herself in the wholesaling of a MHP and pocket $25,000.
