I purchased a tiny home on wheels (THOW) with my wife to rent to my brother on our property in Agoura Hills, CA near LA. 

If you are the squeeky wheel they may back down. 

Otherwise you will continue to restructure like a hamster wheel spins - and waste $$.Beware that a holding company or LLC in NV will not deter local (out-of-state) statutes unless whomever you contracted with signed away their local rights favoring NV law.

I only mention this because we had a toilet ruined because the tenant allowed her son to play with his Hot Wheels - in the toilet!

This is especially true in Denver, where you can spin your wheels for a year wondering "why can't I cash flow?"

The closest many will get are the Hot Wheels edition... 

You can copy just rooms just pieces or a whole property.No need to reinvent the wheel.

I read Lonnie’s “Deals on Wheels” many years ago but am pretty sure things have changed.  

For your four plex with mostly steps up and down, especially in a region with long winter/wet seasons, I would recommend considering a durable and waterproof option such as luxury vinyl plank flooring.

I began to create one but figured I need not recreate the wheel if someone else has already done it better!
