It seems most of the so-called programs are ... cookie cutter methods.

If you take two comparable homes of equal quality, condition, age, features and location but differing sizes, the smaller home will invariably show a higher value for $/sq ft.That number is somewhat useful in a development where there are cookie-cutter homes that are identical in every way, but unless the development is new, some will have been upgraded and/or updated and others will not.Your best bet is to get contractors in to bid on both a gut rehab and a tear down.

Give a mouse a cookie...You've told him the situation, and you are waiting for the weather's cooperation for a permanent fix. 

In his book "Can't hurt me" he talks about digging into you 'cookie jar' whenever you're feeling down.

I know you are feeling the pressure, but selling real estate is not dissimilar from baking a really good chocolate cookie -- you follow the recipe and it happens. 

-Comps in the area are selling at around 250K for cookie-cutter 1990s mountain lodge style homes that need updating.

With all the development in the area as well as a large umber of high end cookie cutter apartments coming in we felt that this was a good buy.
