Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?

For example, if you check Airbnb's (the company) online reviews whether BBB or the app store, you'll see it's low and that's because a bunch of guests who don't get refunds or hosts who are mad are leaving reviews.Maybe a better question: how to vet a title company?

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

It simplifies the CRM into categories for buyers and sellers, though its app is somewhat lacking.

I've been using Stessa App to track my expenses for a couple of years now.

Additionally, provide guests with the app and access code programmatically before their arrival date so that they can access the property.

They updated their forum app 2x in seven years at one point... just could no longer glean value from a group that wasn’t even remotely tech savvy, it took away from some solid content .
