We looked at some in Palm Desert but those numbers are awful.

I'm currently deployed and know a few people here that got word they have to get out, but yet they are stuck here in the desert until we all go home.

Surrounding cities Palm Desert and Indian Wells both put indefinite pauses on issuing any new str permits. 

  we have been using desert fortress for the interior walls on our properties for years now.

It does, however, seem like you like mountain towns more than the desert so that certainly would be a large change but purchasing something closer to an urban core certainly could keep your househacking operation without vacancy and Arizona is certainly within your price point.

Some cities in CA have approved zoned areas and some less populated desert cities I understand are making a play as well.

@Mallikarjun Reddy Pateel, firstly, Wholesalers should not refer to themselves as "Property Investors" if they have no intention or ability to close on Offers they make.However, if you have the wherewithal and intention to pay that $300,000 when all your "buyers" desert you, then sure, go ahead with the "Property Investor" moniker.Otherwise, that is the question you should be asking: How can you qualify to buy?...

I partnered on these two rentals in Palm Desert, California, so cash flow was okay, but appreciation was good.All deals are different.
