Hi Kathy, at the end of the day the mortgage industry is so vast & wide it's essentially like trying to navigate the Sahara Desert.I highly recommend working with an experienced mortgage broker who knows the ins and outs of the industry to place you into the most competitive product for you.More times than not, people save money working with a small shop broker.

-A second property in a more year-round market could stabilize your income and provide steady cash flow even when Palm Desert is in its off-season.

Primarily desert washes, but also near a creek....So I would go knock on doors and ask neighbors when it has flooded and what they think about the area......maybe call the County water board and ask then what has happened there in the past.

They seem to like the dry of the desert rather than the moist of So TX, and FL. 

in the desert units are often on the roofs.. you can only hope the criminal stumbles and falls off the roof and breaks their butt and decides thats not a good play for them..

I’m reminded of a buddy of mine who moved from Brooklyn to Scottsdale.. he initially thought the desert was just cacti and scorching heat, but soon realized there’s a thriving market here with pockets of real oportuntiy.Working with an investor who’s ready to spec build is a fantastic way to dive in.

I do not see many pacific palisades owners being thrilled at high desert.  

If you made those free they'd be complaining about jobs or supermarket deserts or lack of public transportation or some other issue.

In the desert it costs me LESS than $20 for water.

Most of it is just desert and not suitable for living or hunting.
