I think your best bet is to go talk to Isi Nau, he's a realtor, knows his stuff, and is generous with his time (thanks, @Isi Nau!). 

This is no doubt a generous offer for him to make but the more I think about it, the more I wonder if it would actually be the right financial decision for me.

Then contact the buyer's agent and tell them you'll pay a generous referral fee if they present the deal to their clients.

I'm not familiar with Timmins as a rental market, so I'm guessing $2,800/month for all 3 units is wildly generous, incredibly stingy, or somewhere in-between.
