I know Fredericton has grown quite a bit in the last few years – are your problems around availability of good “deals”, competing with general home buyers or the fact that there are a pile of condos sprouting up and there is too much competition for good tenants.I would be happy to find at least one 1-2 family home to get started.

If rents go up 3% a year I'd bet maintenance and other expenses go up as well, I doubt you can get 3% net increases every year without the amenities grown being included, maintained, harvested and probably distributed.Another no interest deal?
