@Mathew Wray  I've attached a marked-up map of Beaumont, showing what I concentrated on when considering West Beaumont. 

And for my own investing the properties I go after are all over the states and not concentrated in a specific market, so I don't have the time to start looking off-market nor would it be worth my resources. 

Flipping  existing homes to future landlords or to future home owners.. think what turkey companies do they are flippers concentrating on selling their flip to a investor6.

Each one of those is different and requires different things.As for the other questions, inspections are like any other building, but I would concentrate on mechanicals and the roof, especially if it is low pitch or flat.

Decide how much time you want to spent on RE investing: this will help you narrow your focus and determine whether to concentrate on active or passive investing.

Let me be clear, the group concentrates on B & C properties with 75+ doors.

If you concentrate a week in the areas above I would think you would find a gem.

Right now we are concentrating on furnishing the apartment which was just newly constructed

Essentially the young investor buys single family homes in serial fashion and concentrates on paying off one mortgage at a time.
