We tend to encounter problems when we come in and try to paper the deal after it is negotiated - if we are involved in the LOI, we can sometime iron out potential issues easier than trying to fix issues that were specified in the LOI.

If not they will mention a last objection etc.When I was in commercial land development assembling parcels for developers to get under contract and iron out details it took sometimes 6 months to finally get everything worked out where the seller would sign.Other developers were saying assembling 20 parcels ( old businesses built in 50's and 60's and little residential houses) on 25 acres was too hard to accomplish versus buying land from one or two owners.

I leave food and temp shelter well away from the home now, lesson learned.Now, I don't know much about removing cat urine, but when i moved to my apt, the former owner had let their dog pee and crap in the garage (bare, unsealed concrete) so It took me taking a whole gallon of scented bleach, a scrub brush, and lungs of iron, to scrub the smell out.Curious as to how you will resolve this...

somewhat off-topic, but it's ironic to see Pruitt's face in that shot. he also "dabbled" in real estate and made some nice profits off a property (ies) in his town of Tulsa.
