Neighbor's dead tree threatening to fall....

I have a rental property with a fenced-in backyard. There is a dead tree (fairly massive size) right on the neighbor's side of the fence that is leaning toward my property. The tree is definitely dead and it will eventually fall (likely into my backyard, destroying the fence and possibly causing damage or harm). I have asked my PM to contact the owner of the property and ask him to remove the tree to resolve the situation. I have even offered to pick up half of the cost (although I really don't think it's my responsibility) as an incentive for action. So far, my PM has been unsuccessful in his multiple attempts (over 3-4 months) to get a response from the owner.

What's my next step? Any suggestions appreciated. I have considered hiring a tree removal company and just have them go in and remove it but obviously, that could get me into trouble for trespassing. I'd hate to have to compensate the neighbor for the dead tree on top of paying to remove it.....
