I need of some serious professional help

I just got off the phone with my first seller and his wife was highly upset that I knew they weren't living in the subject property and that I had their out of state address and wanted to know how I got it. I told her it was public records and she still was mad. Needless to say she told me to shove my offer up my you know what. For my next call what should I tell the seller to ease them a bit. I am brand new to this but I am taking action!

It sounds like you are cold calling the owners. There is nothing wrong with that.

Just remember, you will run into all kinds of crazy out there. Just be polite, be professional and move on when crazy shows its head.
