I’ve got 3 tenants out of 54 that are not paying at all and about a dozen perpetually late payers. $10 per day penalty after a grace period from the 1st-7th.

Historically how rate movement often goes is that they drop over the course of weeks, and then overnight something happens (a Tweet from the president, a job report, etc) and they very very quickly hike back up.

Denver salaries have not been keeping pace with property movements, my property values went up 50%, but rents went up 10% over 4 years.  

I think the tiny house movement is still early, but I think it grows day by day.  

And the revenue is perpetual until you sell, with no seasonality (unlike the other responses listed above). 

Flexibility and Ease of Movement with a Rental: Once you were living within the companies network of properties you could move from community to community once your "commitment period" (for lack of a better term) was up.

Doing a double stud wall, which lets you place insulation (i.e. dense packed cellulose) between two separated studs prevents this thermal bridging and cellulose does a good job of blocking air movement. 

We are seeing some good movement in Mt Airy and East Falls as of late.

I also get a sense of the movement in the neighborhood (lot's of units for sale, lots of scaffolding and rehabs, or lots of distressed units).

Consider that we have had low interest rates since Greenspan and are in a perpetual state of low interest rates.
