Semi-Newbie Investor in Philadelphia (Manayunk/Roxborough)

Hello all,

I'm a semi-newbie to the BP forums. I currently have one investment property (house-hack) in the Manayunk/Roxborough area of Philly. It is cash flowing positively ($200/mo) over the past year and I'm in the process of finding a new deals that meet my criteria. I've lived in the area for 10 years after moving here from Florida for school.

My goals are to accumulate sustainable passive income to replace job income as well as flipping where possible.

I will attempt to record my progress and share with the BP community to hopefully serve an a catalog to other beginning investors.

Great neighborhoods you have been working in. We are seeing some good movement in Mt Airy and East Falls as of late. We do host an investor event in Manayunk 2nd Monday of the month if you would like to join us.
