We actually have the tenants sign a mold addendum that explains how they are responsible to keep mildew or mold at bay by running exhaust vents when showering, treating visable mildew in window sills and bathrooms with bleach, cleaning the AC drainline, running AC when humidity is high ect...

People join BP every day and a large majority will never make a deal, investing in them would just be exhausting. 

I can cover about 200sf in 10-12 hours with the pad sander but it is exhausting riding that thing around all day.

We spend a ton of time finding the right contractors on jobs and its exhausting... 

If you can withstand a market dump in MFH you've always got the ability to wait out the market, and in the meantime assuming your leverage is low make a little cash flow while you are waiting it out.
