I have left some items that I use on the hardwood floors because not everyone knows what to use on them.I haven't been in this business a long time and I don't have a lot of properties.

. $6-$7k per door on new kitchens, baths, paint and refinishing the hardwood floors.

I put in stainless steel appliances, granite countertops, faux hardwood, backsplash and basically re-did the units.

They would keep the cat stuff (litter box, scratch post etc) on the first floor where we have engineered hardwood floor.

I'm also in the process of painting everything and re-doing the hardwood floors, so hopefully all these things add value.

They cash flow nicely after liberating the hardwood floors and taking care of some deferred maintenance.  

@Joe Homs - Thats how anyone sees it by general agreement and thats probably the HOA first response but in this case, firstly I have no idea of this as the base is 100% caulked before I even purchased this, secondly ,if I press the flooring in the bathroom   I see water just pops up ,or  the hardwood flooring in the living room feels like a bit wet underneath, it could have spread to other apartments flooring as well and it could impact the whole building (you won't know until someone opens the flooring) ,want to brainstorm on how to convince HOA to chip in?

Mainly kitchen and converting the carpet to engineered hardwood and a few other small things.

Slipcovers, area rugs on hardwood etc.

Hardwood moldings, or particle board moldings?
