How many residents will depend on your ability to manage and/or outsource the management for said facility.

I've never dealt with outsourcing it to a collections agency but I imagine that without a judgment they can't do anything except ask your former tenant to voluntarily pay the debt.

@Francis Rusnak - I see the benefit to outsourcing phone answering or basic qualification questions. 

This really helped my ability to outsource and manage contractors from a distance. 

Personally I am not sure if I would deal with the headache for an extra $500 or so per door per month, but it seems to be scaling well for him, so will likely make sense once he has a few dozen units operating under this model and has all of the details documented and tasks outsourced.     

It is astonishing to me that people would outsource one of the most important components of their business to the lowest bidder.
