Some sellers will carry longer term notes, 10 and even 15 years, but these are rare and the sellers don't need the money, they hold as an investment.Only two things you can do, refinance it or sell it.You can also build in loan extensions after an initial term, say you agree to 3 years, but so long as all payments are made as agreed the loan may extended annually for 7 years.There are endless ways to deign a note and not do silly stuff, you can adjust payments, interest rates, set payments to income sources like gross sales, you can defer payments after an insurable loss, or after a longer period of vacancy, you could divide the principal in parts and have smaller balloon requirements over a term.The issue of getting creative is knowing what you're doing from a legal aspect, from an ability to pay aspect, ensuring there is no predatory dealing going on if you are the lender and above all that what and how you do something is prudently justified in meeting a significant goal or solving a problem or reducing risks.
