Some big things include:- outdated electrical system (fuse panels and knob and tube wiring) - some corroded cast iron plumbing- evidence of termites- landscape is slightly sloped on one side of the exterior that causes water to seep into the basement.

I'm re-staining and painting the cabinets in my student rental and switching out the sink counter (23-year-old white formica with curling iron burns and steel sinks with lots of repaired chips and discoloration) for Swanstone. 

If you have an "iron clad" lease that you wish to share, I would really appreciate it.

Welcome @Paul Burleson - ironically just won a bid on auction in that area and was certain I wouldn't stand a chance.

. $300/mo not worth the headache of being a landlord is ironic, while glossing over the headache of flipping 3-4 houses, not to mention finding the 3-4 houses to flip.

Biggest lesson was how cheaply people will run PVC into old cast iron piping.

Areas that typically prove to have better cash flow are in rough areas like East Oakland or Richmond's Iron Triangle. 

Ironically I've noticed a lot of  people who consider themselves compassionate, concerned "Progressives" have these ventures.
