I know one wholesaler in Mississippi that got arrested on a Friday and thrown in the cooler .. not to be bailed out till Monday.. but he had already had a cease and desist and kept on doing the same thing... pass through closings are illegal in all states its a respa violation.. but of course there are attorney closing states were some attornies will still do it at their peril.

My target market is in MS just south of Memphis.

It has the second biggest hospital construction project west of Mississippi, meaning growth of population, and three accredited colleges plus multiple vocational schools, meaning lots of rentals.

The NOI in my opinion is a little low but I don't know the market in Mississippi.
