Also, if this is something that you are looking for in a hard money lender, you might want to look into more of a private money lending model verse anything else. 

Talk to lenders and have some options ready to go and have clear buying criteria.

Certain lenders can accept higher than 50%, and may be able to execute even with an exception. 

Advancing my knowledge of underwriting is a key area for me to grow, as I've always understood this to be something the lender does but I keep hearing that we as investors get creative with underwriting.

If you don't have the extra cash, can you get creative with a private lender or partner stacked on bank debt? 

I now am more selective about loan officers as well as lenders.
