Hey everyone,I've been learning about attaining the real estate professional status (REPS).From what I understand, if I own the property, and if I self manage it, then I should just about automatically qualify for REPS. 

Many investors think that if they don’t qualify for REPS status, they won’t be able to benefit from a cost segregation study.

Of course I have no way of knowing the reps and warranties..

I have been told by the Sec 8 rep in my area that once a section 8 propertiy is purchased the new owner does not have to apply for section certification, thereby making it impossible for that new owner to accept section 8 funds.

I thought perhaps a consulting service would introduce some measure of impartiality since its ostensibly an open architecture/'free to choose' environment.  

Part-time agents don't make money, but for investors, having the license can be a great way to get viewing reps in.

Our plan is to move her to part-time next year and have her qualify for REPS.

@James Leespeak with @Brian EastmanHe can get you all setupMost large institutions like fidelity will not allow you to invest in a private syndication unless the Sponsor is registered on their platform and you go through a registered rep - so odds of that being the case are super low

Had a call with a sales rep and they bundle 25 leads at a time, and have mentioned they would refund a lead that gives incorrect info.

I I spoke with a rep about the DSCR and he is saying mid 7s maybe a bit higher for loan interest rates.
