Have a back up key hidden somewhere in a separate lockbox in case of a lock out, flashlights in case of power outage, etc.

I like the mirrored ones because they make the room brighter and feel bigger, but I am not a Class B renter.What do you think (???)

@Nick Rose  Unfortunately, your plan has way too many open ended steps, and uncontrolled risk factors, to make it feasible at all.On the brighter side, you do have everything you need to move forward with your timeline...probably even much faster than you think (and hope).

When you go for the inspection, take a flashlight, clothes to get dirty, and hopefully someone with a lot of experience with old homes.  

These things and many more indicators point to a city that is moving toward a brighter future.The old image of Oakland with guys sitting around drinking 40's and wasting the days away are starting to fade away.
